It is often said that buying and selling a property is one of the most stressful experiences a person has to

Commercial Property
For our business clients, our services extend to the sale and purchase of business premises which would
normally include offices, shops, factories, warehouses and so on.
This may also involve granting to a tenant a lease for the commercial premises and providing assistance

obligations normally taken on by a tenant for business premises. This may also include the taking from a
landlord a lease for the commercial premises.
Conveyancing Process
How long does it take to complete?
This depends on a number of factors that can vary considerably from case to case. A standard transaction with no
complications,will normally take about six to eight weeks to get to the exchange of the contracts, at which point
the transaction is legally binding and then another 2-4 weeks between exchange contracts and completion.
Delay can arise from a number of reason e.g.
• Problems in getting mortgages agreed
• Waiting for information from other sides solicitors
• Longer the chain of buyers and sellers, more likely there will be a delay at some point
Our aim is to move the transaction along as quickly as possible on your instructions. However,
we cannot provide any guarantees on time scales and we would advise you to be cautious about
anybody that does.
When do I get the Keys?
The Solicitors acting for the person you are buying the property from cannot release the keys
until they have received the money. On the day of the completion the monies for the purchase
are sent to the sellers Solicitors via Bank's telegraphic transfer. The money transfer normally
takes 30 minutes, however depending on how busy the bank that particular day is, it can
take upto 4 hours. We always endevour to transfer the monies as early as possible on the
day of completion.
What information do you require from me?
The more accurate information we have about you and your property, we can be in more control
of the transaction. Our initial letter to you, which should receive immediately after you
have instructed us, will outline the information we need from you to progress the transaction
effectively. Normally there will be some forms for you to fill, regarding the property,your
mortgage and also requests for things like guarantees and planning consents if
you have had any changes made to the property.
When do I get the keys?
Normally the seller's estate agent will have the keys and will release them to you
on instruction from the seller's Solicitor on the day of the completion. If there is no
estate agent then arrangements will need to made with the seller.
When do I get money from my sale?
If you are selling a property and the monies are not required for purchase of another
property, you will receive it on the day of the completion and after any existing
mortgage in paid off.
